The Architecture & Interior Design

Located at 1820 Peachtree Road, The Brookwood is destined to become the focal point of this charming, in-town neighborhood that retains community life reminiscent of a time when people walked to the store and knew their neighbors by name.  The architecture of The Brookwood blends with the warm surroundings of the neighborhood -- an area of 1920’s and 30’s brick and stone buildings and meticulously restored classic Southern homes. Designed by world renowned architects, Smallwood, Reynolds, Stewart, Stewart & Associates of Atlanta, The Brookwood’s façade incorporates red brick above a cast-stone base in the tradition of Georgian style architecture.  Cornices and other details create a strong expression of base, middle and top which recalls period buildings in a contemporary manner.  Broad bays at the base of The Brookwood are designed to accommodate retail shops and a signature restaurant, as well provide opportunities for signage, awnings and other pedestrian inviting elements.  Stately windows and large terraces add to the architectural statement while providing residents of The Brookwood with panoramic views and an outdoor connection to the neighborhood.  In addition, The Brookwood’s architecture creates a U-shape sheltering an estate patio that includes more than two acres of green space with specimen gardens, a pool and recreation area, as well as a gazebo and outdoor summer kitchen.

Considerate of the environment both indoors and outdoors, The Brookwood will be a sustainable building, adhering to current standards as defined by LEED (Leadership in Energy and Environmental Design).

Inside, each home is uniquely designed to maximize the living space and take advantage of natural light.  Spacious floorplans for two and three bedroom homes range from 1200 to 2900 square feet, plus larger signature homes and penthouses.  By turning a traditional floorplan by 90 degrees, the designers have expanded the amount of naturally lit space in each home.  Sight lines are a key consideration so that most homes offer a direct view from the point of entry to the windows -- visually linking the interior to the exterior. The floorplans incorporate the core space for living, dining and cooking with all other spaces radiating from this central focus.  These key areas constitute the hub of the home and are intentionally designed as zones rather than rooms to provide expanded space.  This ‘radius’ approach to the architecture eliminates wasted hallway space and jogs in walls providing a visually clean and inviting space.

Residents will have a choice of a variety of interior design options from two world-class firms: Cecconi Simone of Toronto, Ontario, and John Oetgen of Atlanta.  Cecconi Simone has created two distinct design options for owners at The Brookwood—each with its own elegant combination of textures and tones. The firm is also responsible for the unique, spacious floor plans in all of the residences.

The firm practices the whole design philosophy:  the belief that a cross pollination of design experience leads to a deeper understanding of how people lead their lives and the design needs that arise from those lifestyles.  Over the past 23 years, Cecconi Simone has distinguished itself with an ability to generate creative interior design solutions. John Oetgen’s work has been recognized throughout the U.S. with commissions in leading homes in Atlanta, New York City, Washington DC, as well as Telluride, CO Highlands, NC, St. Simons, GA, and other destinations.  He established Oetgen Design in 1977 and has been named one of the 100 most influential designers in America by House Beautiful in their 100th anniversary issue in November 1996 and each succeeding year.  His work has appeared in numerous magazines and has been featured on many popular television design shows.  At The Brookwood, Oetgen will offer residents two additional interior design options celebrating Atlanta’s warm and gracious lifestyle.
